The good: comfy bed, quaint decor, complimentary sips of brandy, cookies, and carrot cake. The not-so-good: below average breakfast. A tiny amount of fruit with yogurt (which was good), but the main dish was a baked mix of white bread, sugar, and sparse blueberries on top. Not healthy or filling. A side of sweetened sweet potatoes & apples aggravated the already sweet main dish. There was some turkey kielbasa - I don't eat meat but my wife said it wasn't good. No protein substitute for a vegetarian, in spite of noting this dietary restriction when making the reservation. Beyond the breakfast, there was a lot of street noise at night, but they did provide ear plugs so I used those. For a B&B, they got it half right - good bed, poor breakfast.

My partner and I spent one night here when we visited Fredericksburg for a vendor market. It was a little hard to find the parking area, but once we did everything went smoothly. We were personally escorted to the building by the manager and made to feel very welcome. The house itself was gorgeous and vintage. It was in a great location to spend time in the town down area, we were able to walk to dinner, dessert, and shopping. In the morning, breakfast was thoughtful and delicious! We would definitely stay again!

Light and noise were a problem, lots of street noise because you are right in the action,if you retire late and I mean real late then this won't be a problem, quieted down around 1am.

My wife and I did an overnight stay on the weekend. Stayed in the Luke Henry suite. Incredible. Lavendar/purple theme, but very tasteful. Full en suite bathroom with jacuzzi tub, separate vanity and shower. was beautifully decorated. Had an electric fireplace, great mattress on king size bed, comfortable sleeping. Great location at start of tourist strip, less than 15 minute walk to most places. There is no parking, have to park 2 blocks away at sister inn, Richard Johnston. You have access to kitchen for snacks, bars, oatmeal, coffee, tea. Staff was accommodating, informative and beyond welcoming. Fresh cooked breakfast in the morning by Marissa was delicious. My wife ate the whole thing and she doesn't do breakfasts. Going back for Christmas. Plenty to see and do in Fredericksburg.

We’ve stayed here at least a dozen times. The food, rooms, and service is excellent. The staff is super friendly and helpful. We would normally give this a five Star rating which we have in the past. However, one complaint. Over time, the rates have gone up, which is true for everything so we understand that. However, a new feature is charging a dollar for a bottle of water. This is just downright tacky and beneath a place of this caliper. It wouldn’t hurt you to provide water for guests like you do coffee. I think the vast majority of people staying in your fine Establishment are not going to drink bottled water in excess. Clearly, the cost of bottled water is more than covered by the rate increases over time, since it’s purchased at Costco.
