Charred Oaks Inn is absolutely stunning, both inside and out! The home and grounds are beautifully maintained, and everything is spotless. Our room was cozy and the bed was incredibly comfortable. Breakfast was out of this world! Fresh, delicious, and beautifully presented. The afternoon snack basket was such a thoughtful touch. The owners are so kind and welcoming, and they really know the area, offering suggestions if needed. We couldn’t have asked for a better stay and will definitely choose Charred Oaks Inn again next time we’re in the area!

Our stay at Charred Oaks Inn was perfect! The house is beautiful! Pam and Richard greeted us so nicely at the door and shared so many great places for us to eat and visit! The dining room and our room we stayed in is so beautiful! We will visit again for sure! Thank you both for a lovely experience!

We had a delightful stay at Charred Oaks Inn for my husbands birthday. We loved our room (#3), the house and the location (walking distance to the adorable town of Versailles). The best part though was the above and beyond hospitality that Pamela and Richard provide. They went out of their way to make us feel welcome and taken care of (afternoon picnic basket, cupcakes, rooms stocked with drinks of our choice, the best breakfast!, and emails with restaurant/activity recommendations). They are the kindest people and have a wealth of knowledge about the area. We very much enjoyed the interesting stories they shared. Only wish we could have stayed longer!

My wife and I stayed at Charred Oaks for the 150th Kentucky Derby. This is an amazing bed and breakfast. The property is very well maintained. This historical home is beautiful, charming, and warm. The rooms are spotless. Pamela and Richard are amazing hosts who take such good care of the home and the guests. We felt very special. They answered all our questions and provided great advice. Each day the breakfast was delicious. I highly recommend getting the grits whenever they are offered. The afternoon picnic baskets were great. We are going back for sure.
